Do I Need Planning Permission for a New Fence in Sheffield?
Most residential fencing in Sheffield falls under permitted development, meaning no planning application is required, but there are height limits and location-specific rules that are worth understanding before installation begins. The general rules for fencing in Sheffield are:
- Up to 2 metres in height: permitted development for most boundary positions. No planning permission required. This applies to rear and side boundaries on most residential properties.
- Up to 1 metre in height: the maximum permitted height for any fence adjacent to a highway used by vehicles, including roads, lanes and the footpaths beside them. This is the rule that most commonly catches homeowners out. If your fence runs along the front boundary next to the road, or along a side boundary adjacent to a road or footpath, the maximum permitted height is 1 metre without planning permission.
- Visibility splays at corners and junctions: if your property sits on a corner plot or near a junction, additional restrictions may apply to ensure driver sightlines are maintained. Even a fence within the permitted height limit may need to be set back or reduced in height near a corner.
- Conservation areas and listed buildings: if your property is within a conservation area (including Totley, Mosborough village, or parts of Dronfield and Eckington) or the curtilage of a listed building, permitted development rights may be restricted or removed.
